The private rental housing sector forms an important part of our housing supply.
We are committed to ensuring that such properties are safe, in good repair, properly heated and provided with internal toilet and bath/shower.
Owners of properties have legal responsibilities to ensure their properties are up to standard. Tenants also have responsibilities to occupy the property in a reasonable way and to co-operate with the landlord by keeping the house safe and clean.
If you have problems with your property, you should discuss in the first instance directly with your landlord. If you make a complaint to us, our officers are legally bound to tell your landlord and discuss repair etc with them.
We use a risk assessment process called the Housing Health and Safety Rating System (HHSRS) to assess problems with properties. If necessary we can use these powers under the Housing Act 2004 to secure improvements and repairs or in some circumstances prohibit the use of the property.
