Long Term Maintenance Programmes

The Council recognise that the properties that it owns and lets to its tenants are a valuable asset. We try to maintain the value of our assets and ensure our homes have a long life. To make them as comfortable as possible, we have an active programme of maintenance to deal with problems of repair. This is often before they are obvious and so that tenants do not have to order the work.

How we organise maintenance work

We usually plan maintenance work so that it takes place on a large group of properties at once because this;
  1. is more efficient
  2. saves time
  3. saves money
Savings made by this more cost effective maintenance approach can then be used for other work such as:
  1. improvements
  2. keeping rents low.
Types of work done under long term maintenance
  • renew garden and boundary walls, external painting and decoration
  • repairs before external painting and decoration
  • renew irreparable windows
  • renew underfelt for pitched roofs
  • renewing rainwater pipes and gutters
  • renewing fencing and pathways
  • electrical rewiring
  • refelting flat roofs
Notice of maintenance programmes

You will be told by letter if any maintenance work is going to be done on your home. If we feel you suffer genuine disturbance because of maintenance work you may be entitled to a compensation payment.

Day to day repairs delayed for programmed maintenance

If you report a repair that will be fixed by a maintenance programme happening soon in your area, we may delay your repair to reduce costs. We will notify you if this happens. If the repair requires more urgent attention, then we will normally carry out a temporary repair.

How often is external decoration carried out?

The Council will decorate the outside of your home at least every four years, unless bad weather stops the work from being done, or it may be withheld if a major improvement scheme is being developed. Tenants can choose the colour of their front door from a range of about a dozen provided, or purchase their own for a contractor to use.

Doing external decoration yourself

You can paint the outside of your home at your own cost. You must first obtain the Councils permission. Fill in a tennants alteration form and return it to your housing office. You will receive advice within 14 days on the paint to use and the way to carry out the work.
