Affordable housing for rent refers to homes offered at a lower cost than typical private market rents. These homes are intended for people whose housing needs cannot be met by the open market and are typically offered under a secure form of tenancy, offering greater security for tenants compared to renting privately. Affordable rented homes are usually provided by councils, housing associations, or other registered providers of social housing, all regulated by the Regulator of Social Housing.
Types of affordable rented housing
Social rent
- typically the lowest-cost rented option
- rents are set using a national government formula and are usually around 50-60% of local market rents
Affordable rent
- introduced by the government in 2011
- rents can be set at up to 80% of local market rent, including service charges
- these homes are still considered a form of social housing and are regulated by the Regulator of Social Housing
Intermediate rent
- homes let at rents between social rent and market rent, often around 80% of market levels
- designed for households who do not qualify for social rent but still cannot afford full market prices
