Local land charges

Introduction

Your solicitor will usually submit a search for you. However, you can submit a search yourself. You will need to fill out a set of forms, which you can buy from legal stationers.

The costs of undertaking a search are detailed on the land charges search fees page. The charges are the same for both residential and commercial searches. 

If the search reveals a conditional planning consent or a section 106 planning obligation charge, the Council offers a chargeable service for confirming compliance with these conditions and/or obligations.

Personal searches

You can make an appointment to carry out a personal search of our Land Charges Register. However, you should be prepared and competent to carry out a search and interpret the local authority records without assistance from local authority staff. There is no fee payable for personal searches.

An assisted personal search is available. There is a fee of £64.50 for this.

Advance notice of at least five working days must be given before the required appointment date. Appointments are held between 10am and 4pm, Tuesdays to Thursdays. 

When booking your appointment please provide:

  • a full postal address
  • a plan of the site edged in red

A maximum of 12 addresses per person/company will be allowed at any single appointment. A spreadsheet containing the property/land Unique Property Reference Number (UPRN) will be prepared and loaded onto the Town Hall Reception computer. Historic Planning Register cards will also be loaded onto the computer.

Please note that as per Rule 7 of the Local Land Charges Rules 1977, all conditional planning consents deemed to be local land charges can be found in the statutory Planning Register, and this should be referred to when conducting a personal search. An online register is available via our Search planning applications page. The online register is not complete and does not contain conditional planning consents prior to 1994. If you wish to search records prior to this date, please request this when booking your appointment, and a scanned register or paper register will be provided at your appointment.
